Higher compensation for access lane

Six acres of our land is being expropriated. We are being offered only ten thousand dollars. Our neighbor is selling a fairly narrow access lane. There is already two access roads to our land. He has received seven thousand dollars. Is there any case law that states what a fair ratio should be in this type of situation?

Compensation is normally based on market value of the land taken. In addition, for cases where only part of a legal parcel is taken, compensation may be paid for reduction in market value to the remaining land. Each property is unique so attempting to compare your situation with a neighbor is unlikely to be helpful.
